Annual spring maintenance on a home is critical.
It’s very important that every home owner evaluates their entire home for small issues each year in order to avoid larger, more costly issues down the line!
If any of the repairs you find your house needs are outside your comfort zone, don’t hesitate to call a professional.
While there may be more cost involved, having a well-maintained house with simple repairs each year will cost you less than waiting and having a much larger problem!
Exterior Home Maintenance for Spring
1. Roof
Give your roof a thorough inspection and repair any damages.
If you don’t feel comfortable doing the repairs, call a professional – roofs are your first line of defense in keeping your house well protected!
2. Chimney
Check the masonry on your chimney (or elsewhere on your home) for cracks between the bricks or vegetation growing out of them. Repair as needed.
If you have a wood-burning fireplace, have the chimney swept.
3. Gutters
Clear out any debris from your gutters and inspect the downspouts for drainage issues.
4. Exterior Siding
Examine your siding for brakes, water damage or paint in need of repair.
Replace sections of the siding if needed, wash the siding off with a pressure-washer and do a basic touch-up of the paint over the entire exterior.
5. Windows/Doors/Screens
Clean all your screens with soap and water (don’t use a pressure washer – it could damage the mesh) and repair any tears or holes.
Inspect the seals on all your windows and doors and replace if needed.
Clean the interior and exterior of all your windows with basic store-bought cleaner.
6. Foundation
Walk around the foundation of your home looking for cracks and call a professional to come and seal any you find.
If you have a crawl space, remove any vent covers that were in place for the winter.
7. Concrete/Asphalt
Begin by pressure-washing all of the the walkways, driveways and other concrete or asphalt areas of your property.
Then, inspect them – looking for cracks or damage and repairing as you can.
8. Outdoor Woodwork
Sweep off any decks and pressure wash any outdoor woodwork (like decks and fencing) then reseal as needed.
9. Lawn
Rake any leaves or twigs off the lawn to prevent them from suffocating the grass.
Go through and pull any weeds that have grown over the year.
10. Irrigation
If you have an installed sprinkler system, run a basic check on it by turning on each zone one at a time and walking the property to make sure no heads are broken or spraying in the wrong direction.
Make repairs and adjustments as needed.

11. Spickets
Remove any spicket covers that were put in place for the winter to keep them from freezing and attach your hoses to prepare for the warmer months.
12. Yard Equipment
Go through your yard tools and make sure none of the ones you use throughout the summer are broken – if they are, replace them.
For large equipment like lawn mowers, make sure the oil is change, the blades are sharp and they’re full of gas.
13. Pests
Check for signs of termites – if you see flying bugs going into a hole in the wood, chances are you might have a problem so call a professional.
Mosquitoes love standing water, so minimize their appearance at your house by cleaning up any standing water you may have left over from the wet seasons.
14. AC Unit
Make sure there isn’t any vegetation growing into or around your AC unit, and if there is, be sure to prune it away.
Have your AC unit serviced by a professional once a year!
15. Outdoor Furniture
Give your furniture a simple rinse off and wash with mild soap.
After they’re clean, check any metal furniture for rust and give it a fresh coat of rust-preventing spray paint if needed.
16. Grill
Check your grill for any parts that might need replaced and give it a good wash on the exterior.
Interior Home Maintenance for Spring
17. Basic Cleaning
Give your house a thorough, deep clean – including all the walls, trim, cabinets, closets and floors.
Do the major cleaning that only gets done annually – think dusting and wiping down your light fixtures, cleaning your carpets, emptying and wiping down your fridge, and cleaning out your microwave.
18. HVAC
Have your main furnace and HVAC system serviced by a professional and be sure to have the filter changed.
19. Water Heater
Drain your water heater completely to allow sediment build-up to clear out.
20. Washer/Dryer
Check your washer’s fill hose for leaks and replace if needed.
Clean and replace your dryer’s lint trap and filter.
21. Fridge
Use your vacuum to clean off the coils on the back side of your refrigerator.
22. Leaks
Check under your sinks and around your washer and dryer for small leaks or clogged drains and repair if needed.
23. Detectors
Check and replace the batteries in all of your smoke or carbon-monoxide detectors.
24. Attics
Search your attic for pests and mold.
Make sure your attic is well insulated and vented to prevent mold from growing in the future.
25. Basements
Check for moisture and leaks and repair if needed.
